DataOne designs, builds, and runs some of the most sustainable, eco-friendly AI factories in the world. We're currently building one of the largest sustainable datacenter projects in the United States in Vineland, New Jersey and we operate facilities in France.
A traditional datacenter mainly stores, processes, and distributes digital data such as websites, email, cloud services. An AI factory is a high-density facility specifically designed to train and run artificial intelligence models.
In practice, for the community, it is a secure, quiet industrial building of utmost importance because it is one that hosts the technology behind tools people already use every day: navigation, weather forecasting, fraud protection, medical imaging, and precision farming.

AI is already part of daily life in Indiana. From crop planning tools used on local farms through earlier disease detection in hospitals to more accurate storm warnings. That technology must be hosted somewhere, and communities that host it benefit first: through jobs, tax revenue, infrastructure investment, and training opportunities.
We believe that if this infrastructure is going to be built, it should be built to the highest environmental standard, by a company that provides its own resources. That is what we do.
DataOne plans to build a 475MW hyperscale datacenter for AI compute using the most sustainable processes, techniques and technology.
The project will be powered by a unique combination of solar power, gas and electricity and will use a closed loop cooling system for cooling. It will be built on land which is already zoned industrial therefore it will not have any impact on local agriculture and farming.
Frankfort offers a rare combination: land already zoned for industrial use on the Logix Innovation Campus, existing power possibilities and fiber infrastructure, a skilled workforce, and proximity to Purdue University and Indiana's innovation corridor. Just as importantly, we see a community we want a long-term partnership with. Our facilities are designed to operate for decades, and so are our community commitments.
Very little and this makes all the difference. In general, the facility's ongoing water use per year is comparable to the irrigation of 20 acres of corn.
Our cooling system is closed loop: it is filled once, and the same water then circulates continuously, like the coolant in a car.
No. We are fully aware of the concern across central Indiana about large water withdrawals from the regional aquifer and we want to be unambiguous: DataOne's design does not depend on large water withdrawals, today or in the future.
We will coordinate openly with Frankfort Municipal Utilities on all usage agreements, and our water figures will be public. Farmers and residents come first.
No. In fact the water that enters our system needs to be cleaned and filtered before entering the closed-loop cooling system. For this, dedicated water treatment plants will be installed on-site.
In rare cases of maintenance to the system, the water will be disposed of according to local regulations.
No. Our model is built specifically to avoid that: The DataOne AI factory will benefit from solar energy with batteries to store 500MW for use during the day (supplied by Nextera), and natural gas for generation with fuel cells. The Grid will be used at night (off peak).
We are strengthening it, at our own expense. DataOne is funding two brand-new electrical substations: one for the community, and one for the AI factory, at no cost to residents. This is permanent infrastructure that improves the reliability and capacity of Frankfort's grid, and it helps ease the pressure that normally drives rate increase.
In addition, these 50MW provided by the new substation will also attract new businesses on the land and around.
A clean energy mix of on-site solar and electricity generated by fuel cells. Fuel cells produce power through an electrochemical process which makes them quiet, highly efficient, and with far lower emissions than combustion.
Our fuel cells use natural gas as a feedstock. They convert it to electricity cleanly and efficiently, without combustion. Supply is contracted through dedicated capacity, and residents' gas usage takes priority. The project is designed so that it never competes with households for supply.
No. Our supply is secured through dedicated commercial arrangements, separate from residential supply. There will be no impact on the price residents pay for gas.
Storage in a dedicated storage tank on-site will be available as a back-up solution to the gas provided through the pipeline (the city gas supply) to cover interruption periods (crises)
The storage tanks will be placed in a very safe location and will be subject to standard inspection as per general procedures with Fire Dept.
Near net-zero air emissions is a design requirement for us, not an aspiration. Our fuel cell technology generates electricity without combustion, which eliminates the smokestack emissions associated with conventional power plants. Our emissions treatment approach includes multiple stages of capture and neutralization, and our environmental information will be publicly available through the relevant Indiana authorities — just as our New Jersey filings are public today. When it comes to the air your family breathes, we do not compromise, and we do not hide.
You should not hear us — and we design for exactly that. Our commitments:
- Full and continued compliance with all applicable noise regulations, including IDEM standards.
- Quiet-by-design equipment: the fuel cell power solution is significantly quieter than conventional generation, and closed-loop cooling avoids the loudest equipment found at older data centers.
- Independent sound specialists engaged before, during, and after construction, with real-time monitoring stations — the same approach we use in Vineland.
- Construction timing and sequencing adjusted in response to community feedback, as we have done in New Jersey.
We know dark skies matter in a rural community. Site lighting will be designed to be downward-directed, shielded, and limited to what safety and security require — no floodlit campus glowing on the horizon. Exterior lighting plans will comply with all local requirements and will be shared as part of our public project documentation.
No. Our role is to support agriculture, not replace it.
Our facility is located on 115 acres of the Logix Innovation Campus — land that is already zoned industrial (IL-1), with the special exception for datacenter use already in place. We are not requesting the rezoning of agricultural land.
These are quiet, low-traffic, professionally landscaped facilities that generate significant tax revenue without adding congestion, crowds, or heavy industry. Well-funded schools, improved infrastructure, and hundreds of stable local jobs are the kinds of factors that support property values over time. We will also maintain the site to a high visual standard — it is our front door too.
The site's zoning permits buildings up to 100 feet, but visibility depends on design, setbacks, and landscaping All of which will be shared publicly through the permitting process. Renderings will be made available so residents can see exactly what is planned before it is built.
No. A datacenter is one of the highest taxpayers a community can host, generating millions in property, business, and sales tax revenue while placing minimal demand on schools, roads, and public services. That revenue supports Frankfort's schools, emergency services, infrastructure, and community programs for decades.
We will be fully transparent about any incentive structure that applies to this project, exactly as we have been in New Jersey — where the details of our tax arrangement, including the year-by-year schedule, are published on our community website. Incentives exist to attract long-term investment, but they never mean zero taxes: land taxes are paid in full from day one, and the community's return grows every year. As soon as the Frankfort structure is finalized, we will publish it in full.
Approx 2000 construction jobs during the build, and 200+ permanent jobs once operational from various fields of expertise: cleaning technicians, technicians, foremen, project managers, engineers, security, facilities, operations, and administration. In Vineland, over 600 union and non-union workers from the local county are on site today, hired through DataOne, and DataOne Construction, our own in-house construction division.
Local first. We build with local trades and work directly with local builders and suppliers. For permanent roles, we recruit locally and invest in training so that Frankfort residents can qualify for these careers, not just watch them go to others.
Construction jobs are by nature temporary, but ours come with a difference. In Vineland, once construction ends, a share of our construction workforce is dedicated to pro bono infrastructure and community improvement projects in the county. Permanent operational roles are exactly that: permanent, well-paying, long-term careers. A facility designed to operate for decades needs a skilled team for decades.
This is one of the things we are most excited about. Frankfort sits less than an hour from Purdue University and Indiana's fastest-growing innovation corridor. We will develop training, apprenticeships, and education partnerships so that young people in Clinton County can build technology careers without leaving home. The next generation should not have to choose between staying in Frankfort and working in the industries of the future.
